To ground this in reality (not guesswork), I reviewed Irvine MLS data pulled via CRMLS exports today for 196 listings for the period January 1, 2026 to January 30, 2026. For accurately priced Irvine homes under $2,000,000, the recent average days on market has been 54, with many well‑prepared listings seeing strong activity in the first two weeks. Higher‑priced homes and properties that came out noticeably above recent comparables are tending to sit longer and require price adjustments before selling.
The areas with sales mentioned were in these Irvine villages, (areas): Airport Area, Cypress Village, Eastwood Village, El Camino Real, Great Park, Irvine Spectrum, Laguna Altura, Northwood, Oak Creek, Portola Springs, Quail Hill, Stonegate East, Turtle Rock, Turtle Ridge, University Park, Woodbridge, Woodbury, West Irvine, Walnut and Westpark.
Because CRMLS limits how many listings can be exported at one time, the data was captured in three separate exports (single-family, 1–3 bedroom condos & townhomes, and 4+ bedroom condos & townhomes) and then combined into one dataset to evaluate the Irvine market as a whole.
Across the combined Irvine listings, market speed appears fairly consistent across major segments. In plain English: there isn’t one category of home selling “automatically” while everything else struggles. Buyers are active, but they’re picky – and they’re comparing value carefully across neighborhoods, floor plans, and price points.
