When will mortgage rates come down?

Nobody knows with certainty. Mortgage rates move with inflation, jobs data, and Federal Reserve policy, and they shift weekly. The longest-running benchmark is Freddie Mac's Primary Mortgage Market Survey, updated every Thursday. The general pattern in the current cycle has been gradual easing punctuated by bounces tied to inflation prints. For decision-making, focus on whether today's payment fits your budget rather than waiting for a rate floor that may or may not arrive on your timeline. If rates drop further after you close, you can refinance.

Will home prices drop?

Not meaningfully in most markets, and particularly not in Irvine. Builders are still playing catch-up after more than a decade of underbuilding, and the mortgage rate lock-in effect keeps existing homeowners off the resale market. Inventory remains tight. Price growth has cooled to low single digits nationally per the FHFA House Price Index, but Irvine and Orange County prices have stayed firm or ticked higher because of structural undersupply and master-planned village stability. For buyers, this means no big jumps in costs but no fire-sale either. For sellers, it means solid long-term value.

Can I find a home before I move?

Yes, but it requires preparation. Inventory has been improving year over year, though Irvine specifically remains tighter than the national average because of village-level lock-in. The trick is being pre-approved, knowing your target villages, having a clear list of must-haves versus nice-to-haves, and being ready to act when the right home comes along. Many of my Irvine buyers find their home within 30 to 60 days of starting an active search once they are pre-approved and decisive.

Will the housing market get busier next year?

Transaction volume has been recovering off historic lows but remains below the pre-2022 baseline. Existing home sales nationally have improved year over year per the National Association of REALTORS Existing Home Sales report, and the pace continues to pick up as rates ease and inventory grows. Buyers who start early in a recovery cycle often face less competition than those who wait for the market to feel obviously busy; sellers benefit from more motivated buyers staying in the market longer.

Is the housing market going to crash?

A 2008-style crash is unlikely. Today's homeowners hold record amounts of equity per the Federal Reserve Z.1 Financial Accounts of the United States, which provides a structural safety net that did not exist in 2008. Lending standards since the financial crisis have been substantially tighter, and foreclosure activity has been normalized but not elevated. Irvine homeowners in particular hold an unusually high equity cushion because of long tenure and master-planned community stability. The market today is much stronger and more stable than the conditions that led to 2008.
