In 22+ years of working Woodbridge, the single most common pricing mistake I see is an owner anchoring to a headline median from a village this small. I have had sellers convinced their home lost value because a quarter came in low, when what actually happened was that three large lakefront homes sold the previous quarter and none sold in this one. Per square foot, and against genuinely comparable floor plans, their home had not moved at all. Always price against comparable size and comparable tract, not against the village median.
