Irvine's active listings fell from 762 to 713 between September 6 and October 4, 2026, but not because homes sold faster. 244 listings came off the market unsold in September, against 163 a year earlier, and homes that sold after a failed listing closed at a median 87.5% of their first asking price.
From August 18 to October 1, 2026, 12 Woodbridge homes sold and 21 listings came off the market without selling. The homes that sold took a median 45 days at 93.5% of their original asking price, and 21 of the 38 homes for sale had already cut their price. Over twelve months, values held at $809 per square foot.
Between August 24 and September 6, 2026, Irvine's active listings fell from 810 to 762 and supply dropped from 4.6 to 4.2 months, while the 90-day median price held at $1,490,000. The cause was fewer homes coming to market, not faster sales, and all eleven villages tracked in August tightened.
Woodbridge closed 20 homes between July 23 and August 17, 2026, at a median $1,165,000 and $800 per square foot. The headline barely moved from the twelve-month average. Underneath it, detached houses sold in a median 7 days while attached took 22, and 16 of the 17 listings that came off the market without selling were condos or townhomes.
