One Woodbridge condo just closed $226,000 over its original list price. Two of the week's five closings finished above list, while a long-lingering listing closed $83,000 under. Here's what the May 8 numbers say about which homes are still drawing competitive bids.
Woodbridge's May 7 numbers tell a clear story: active homes are listed at $843/sqft, closed homes sold at $852/sqft. The market is rewarding accurate pricing - not aspirational pricing. 7 closings, 17 in escrow against 29 actives, and one condo closed $226K over list.
Irvine's May 3 read is a two-speed market: 8 of 42 closings finished in a week or less (5 at or above asking), while 57 active sellers cut their prices in the same 7 days. 658 actives, median list at $1.75M, median close at $1.51M. Here's the full split.
