Woodbridge Market Snapshot, July 15, 2026

Woodbridge is showing an interesting mixed signal this week. Sales volume is up (15 closings in the past 30 days versus 12 two weeks ago), but the market has cooled on both speed and pricing power. Median days on market doubled from 7 to 14, and the median list-to-close ratio slipped from 99.2% to 97.8%. Buyers are getting a little more room to negotiate, but well-priced inventory in desirable locations is still moving fast, as demonstrated by my listing at 32 Acorn, which went Pending in 5 days.

The active inventory story is worth watching. Detached single-family homes jumped from 6 to 9 available (a 50% increase), giving move-up buyers more options than they have had all summer. Active median list price is up to $1,206,500 and average PPSF sits at $833, both trending higher as the mix shifts toward more detached product. Median active days on market is now 37, meaning sellers who price aggressively still win the week.

What Actually Sold This Week

Fifteen homes closed in Woodbridge in the past 30 days. Prices ranged from $623,000 (Briarglen condo) to $2,530,000 (Sandstone estate), showing the full breadth of the village. Three closings stood out:

  • 3 Bayporte closed at $2,490,000, a full $190,100 over the $2,299,900 list price, in just 5 days. That is +8.3% over list, a clear signal that competitive buyers are still willing to stretch for the right detached home.
  • 23 Whistling Swan sold in 0 days at $1,850,000, $55,000 over its $1,795,000 list price. Off-market buyer relationships are still moving product before it hits the MLS.
  • 29 Sandstone finally closed after 176 days on market at $2,530,000, taking a $150,000 haircut off the $2,680,000 list. When a home lingers past 90 days in Woodbridge, expect meaningful concessions.

The Pending mix ranges from 32 Acorn at $875,000 up to 8 Sandpiper at $1,995,000 and 21 Emerald listing at $2,950,000. Coming Soon inventory is thin this week: only 1 property, a 2-bedroom condominium 31 Meadowgrass listed at $819,900.

Woodbridge Buyer and Seller Takeaways

If you are selling: Price at market or slightly below to catch the initial buyer wave. Median DOM of 14 for closed sales means the well-priced homes are still moving in two weeks, but the mispriced homes are now sitting 60+ days. The Bayporte and Whistling Swan closings show competitive buyers are still there when the product is right.

If you are buying: Detached inventory finally opened up. Nine detached actives is the highest count in weeks. If you have been priced out of a bidding war earlier this summer, this is a better window to write an offer without excessive competition. Median active DOM of 37 also means sellers on those older listings are more open to negotiation.
