It was a closings-heavy week across these seven Irvine villages. Fourteen homes in Woodbridge, Westpark, Northwood, El Camino Real, Oak Creek, and Woodbury crossed the finish line in the past seven days, and more than half of them went from listed to sold in ten days or fewer. At the same time, eight new Coming Soon listings surfaced – an early sign that a fresh wave of mid-spring inventory is about to land.

Scope note: This weekly update covers seven of Irvine’s established villages – Woodbridge, Northwood, Turtle Rock, Woodbury, Oak Creek, Westpark, and El Camino Real. Other Irvine communities (Great Park, Portola Springs, Cypress Village, Stonegate, Orchard Hills, Quail Hill, University Park, and others) are not included in this report.

What Changed in These Villages This Week

  • 14 closings in 7 days, with 8 of those sales closing within 10 days of hitting the market.
  • Woodbridge led closings with 6 of the 14 sales (3 of which were my listings); Westpark had 3, El Camino Real 2, and Northwood, Oak Creek, and Woodbury each had 1.
  • Multiple sales closed above list price, including $125,000 over list on a Woodbridge single-family home and $60,000 over on a Northwood SFR.
  • Eight new Coming Soon listings entered the pipeline – a mix of Woodbridge condos and townhomes plus Northwood and Westpark detached homes.
  • Homes that sat on market for 100+ days before closing this week generally closed below their original list price, reinforcing a familiar pricing pattern.

Absorption Rate and Market Context

With 14 closings in the past 7 days (roughly 60 per month) and 144 active listings, these seven villages combined sit at approximately 2.4 months of supply – still leaning toward a seller’s market (3-4 months is generally considered balanced). Detached single-family inventory accounts for 67 of 144 actives, while 50 homes are already in escrow (28 Active Under Contract + 22 Pending) – a strong sign of buyer engagement on properly priced inventory.

Notable Irvine Listing Activity

Here are a few listings and market movements that stood out across these villages this week:

  • 13 Shooting Star (Woodbridge, SFR/D): Another one of mine – closed at $2,100,000, which is $125,000 above the $1,975,000 list, in just 3 days on market.
  • 16 Driftwood (Woodbridge, CONDO/A): Listed by me – closed at $1,200,000, $40,000 above the $1,160,000 list, also in 3 days.
  • 12 Wintermist (Woodbridge, CONDO/A): One of my listings – closed at $985,000 at list, with 0 days on market, as it was an off-market listing.
  • 30 Jefferson (Northwood, SFR/D): Closed at $1,360,000, $60,000 above list, in 6 days.
  • 32 Goldenbush (El Camino Real, CONDO/A): Closed just above the $1,099,999 list at $1,100,000 in 5 days.
  • 15 Blue Ridge (Northwood, SFR/D): New Coming Soon at $2,280,000 – one of the higher price points hitting the pipeline this week.
  • 2 Snapdragon (El Camino Real, CONDO/A): New Coming Soon at $975,000 in Deerfield, giving buyers under $1M another option in El Camino Real.

The consistent thread this week: homes priced in line with recent comparables in these villages are selling quickly, and several are pulling premiums. Homes that launched well above comparable sales months ago are the ones closing at discounts now.

What This Means for Buyers

  • Well-priced homes in Woodbridge, Northwood, and El Camino Real are still moving fast – if you see a home that lines up with recent sales, expect competition rather than waiting for a price reduction. Browse all Irvine villages.
  • The eight Coming Soon listings are worth tracking now. Several will go fully active in the next one to two weeks, which gives prepared buyers a chance to tour and offer before the full spring competition arrives.
  • Active inventory has built to 144 homes with 67 detached single-family homes in the mix, so there is more to choose from than earlier in the year – especially in the $1.4M to $1.7M single-family band.
  • Each Irvine village has its own HOA structure (Woodbridge has the WVA, Woodbury has WCA, Northwood has different sub-associations), so factor HOA dues into your monthly affordability calculations.

What This Means for Sellers

  • Pricing discipline is driving outcomes right now. The fastest, strongest closings this week came in at or just under recent comparable sales, and several sold above list. Aggressive initial list prices are still producing long days on market and eventual price cuts.
  • With 8 new Coming Soon listings and 22 new listings in the past week, inventory across these villages is building. The window to be the freshest, best-priced home in a price band is narrowing.
  • Presentation still matters. Homes that closed over list this week generally showed well in photos and had a clear, realistic price point – both are within a seller’s control.

Bottom Line

Across these seven Irvine villages, the spring market is active but split. Correctly priced homes are closing quickly – sometimes above asking – while overpriced ones continue to sit and eventually trade down. With a fresh wave of Coming Soon inventory on the way, both sides of the transaction should plan deliberately over the next few weeks.

How quickly can a home sell in Woodbridge?

This past week, several Woodbridge homes closed in 3 days or fewer, including a single-family home Inside the Loop at $125,000 over list (my 13 Shooting Star listing) and a townhome on Driftwood at $40,000 over list. When a Woodbridge home is priced in line with recent sales and shows well, it can go under contract within the first weekend. Homes that price well above comparables can sit for months in the same neighborhood, so speed is a pricing decision more than a market condition.

How competitive are these Irvine villages right now?

Competitive on well-priced inventory, softer on overpriced inventory. With 144 active listings plus 8 Coming Soon and 50 homes under contract or pending across the villages we track (Woodbridge, Oak Creek, Westpark, Woodbury, El Camino Real, Turtle Rock, Northwood), buyers have options – but the best-priced homes in each village are drawing multiple offers and over-list results. Expect the gap between well-priced and overpriced homes to widen as more inventory arrives this spring.

How do I price correctly in Irvine?

The reliable approach is to study the most recent 30 to 60 days of closed sales in the specific village and subdivision – Woodbridge inside the Loop prices differently than outside the Loop, Northwood pricing varies block by block, and El Camino Real has its own HOA and age-range dynamics. This week’s data showed a consistent pattern: homes priced at or just under the last few comparable closings drew quick offers and often exceeded list, while homes priced above recent comps accumulated days on market. In my experience, the strongest first-week response comes from pricing that reflects what the last three to five truly comparable homes actually sold for, not what sellers hoped they would sell for.
