Villages
Irvine villages by months of supply
Irvine is not one housing market. It is a collection of villages that move at very different speeds. The table below ranks every Irvine village with at least 5 closings in the 90 days ending October 4, 2026, from the tightest supply to the loosest. Click a village name to open its guide.
Months of supply is the number of active listings divided by the average monthly pace of closings. As a rough guide, under 3 months favors sellers, 3 to 6 months is balanced, and over 6 months favors buyers.

Villages with fewer than 5 closings in the window, such as Irvine Spectrum this month, are left out rather than shown with an unreliable figure. Price per square foot does not sort the villages by speed: Turtle Rock is among the most expensive and among the tightest, while Great Park is among the least expensive and the loosest.
