Rancho San Joaquin
Rancho San Joaquin is Irvine's golf course village: a small neighborhood of 1970s condos and townhomes built around the Rancho San Joaquin Golf Club, across University Drive from Mason Regional Park and a short drive from UC Irvine.
The village sits in ZIP code 92612, bounded by Culver Drive, Michelson Drive, University Drive and Harvard Avenue, close to the Culver Drive interchange on the 405. It is one of the smallest of the Irvine villages, and one of the oldest.

The golf course at the center
Rancho San Joaquin was planned around the Rancho San Joaquin Golf Club, Irvine's first golf course. It is an 18-hole course, still open and taking public tee times. Many homes back onto the fairways, which gives the village more open green space and longer views than most condo neighborhoods in Irvine.

Homes in Rancho San Joaquin
There are no detached single family homes in Rancho San Joaquin. The village is condos and townhomes, planned by The Irvine Company in the 1970s and organized into two main associations, RSJ Townhomes and RSJ Villas. Homes range from one bedroom condos to three bedroom townhomes, and many have been updated over the years. Golf course frontage is what sets one home apart from the next, so check how a specific unit sits relative to the fairways and the street.
HOA dues and what they cover
Every home in the village belongs to a homeowners association. The associations maintain the common areas and grounds and run the pools, spas and tennis courts. Dues vary by association and by unit. Before writing an offer, ask for the association's current budget and reserve study, and whether any special assessment is planned. My guide to HOA assessments vs. special assessments in Irvine explains what to look for.
Schools
Rancho San Joaquin is in the Irvine Unified School District. Recent MLS listings in the village report University Park Elementary, Rancho San Joaquin Middle School and University High School. Boundaries are set by address and can change, so confirm a specific home with IUSD's school locator or the Irvine school lookup.
Parks, shopping and getting around
William R. Mason Regional Park is across University Drive, with a lake, shaded lawns and bike paths. University Park Center and the shops along Culver Drive cover groceries and restaurants, and Irvine Lanes, the bowling center on Michelson Drive, is nearby. UC Irvine is a short drive away, and the 405 is minutes from most front doors.

How Rancho San Joaquin compares with Woodbridge and Westpark
Buyers shopping condos in central and west Irvine often end up comparing these three villages. Woodbridge has its two lakes, lagoons and pools, paid for through a village-wide association on top of each condo's own association. Westpark is newer, mixes condos with single family homes, and sends students to different high schools depending on the tract. Rancho San Joaquin is the smallest of the three, has no single family homes, and its signature is the golf course rather than a lake. For current prices in each village, see the village table on my Irvine housing market data page.
