Westpark

View Listings +

Westpark is two markets under one name, and it sends its students to three different high schools. Condos and townhomes here sell for a median $765 a square foot, single family homes for $895. Depending on the tract, a Westpark address is assigned to Irvine High, University High or Woodbridge High. Both facts matter more than any single "Westpark median," and neither shows up on a portal.

Westpark sits in northwest Irvine across ZIP codes 92606 and 92614, bounded by Culver Drive, the 405, Irvine Center Drive and the Jamboree Road and Harvard Avenue corridor, with Woodbridge, Rancho San Joaquin and the Irvine Business Complex on its edges. It was built mostly between the late 1980s and the late 1990s in a Mediterranean style, with the older Culverdale tract dating from around 1970.

Prices per square foot are about 2.5% below a year ago in both segments. The real change is speed: the median Westpark home took 33 days to sell over the last 12 months, against 12 the year before, and the quarter from July to September 2026 was the slowest in two years at a median 40 days. Half of the single family homes for sale today have already cut their price, against 2 of the 10 condos.

Price per square foot covers both years, so it blends the slightly higher prices of the earlier year with the latest one. Tract medians rest on 3 to 19 sales and are an indication, not a valuation. HOA is the primary plus any second association fee, converted to monthly. High school is the assignment most of the tract's MLS listings report; listing agents enter it, so check any specific address in the Irvine school lookup. Cortina, Meridien and Positano had fewer than three sales and are not shown.

The spread inside Westpark is wider than the gap between many villages. Corte Bella condos sold at a median $675 a square foot and Borgatta houses at $1,041. A Westpark price per square foot only means something once you know the tract and the type.

HOA dues in Westpark

Westpark's association costs run opposite to what most buyers expect. Across all 140 closings in the past two years, condos paid a median $399 a month in combined dues, and 82% of them carried a second association fee on top of the primary one. Single family homes paid a median $65 a month, and only 13% carried a second fee.

By tract, condo dues ranged from a median $367 in Aventura to $482 in Corte Bella. Most single family tracts paid $54 to $85, with Ravenna and Brindisi higher at around $216 to $222. Listing agents enter these fees inconsistently, so for any specific home, confirm the figures against the HOA disclosure package.

Schools

All of Westpark is in the Irvine Unified School District, but the assignments split three ways, and the split follows the tract rather than the village.

  • Elementary: Westpark listings report Westpark Elementary, Culverdale Elementary or Plaza Vista School. Culverdale Elementary is at 2 Paseo Westpark, Westpark Elementary at 25 San Carlo, and Plaza Vista School, a kindergarten through grade 8 school, at 670 Paseo Westpark. Irvine Unified treats Westpark Elementary and Culverdale Elementary as one shared attendance area: if one is full in a grade level, the other becomes the neighborhood school.
  • Middle: South Lake Middle School for most of the 92614 tracts, Lakeside Middle School for several 92606 tracts, and Plaza Vista for homes assigned there through grade 8.
  • High: listings report Irvine High for Brio, Aventura, Vintage, Ravenna, Trieste and Trovata; University High for Tiempo, Las Palmas, Culverdale and Sorrento; and Woodbridge High for Promenade, Barcelona, Borgatta, Tierra and Corte Bella.

School assignment follows the address, not the village, and boundaries change. The pattern above is what Westpark MLS listings from the past two years report. To check the schools for a specific Westpark address, enter it in my Irvine school lookup, which uses Irvine Unified's own school locator.

Parks and the Civic Center

Irvine's Civic Center, at 1 Civic Center Plaza off Harvard Avenue, sits on Westpark's edge, and next to it is the Colonel Bill Barber Marine Corps Memorial Park, a 42-acre city park with athletic fields, an amphitheater, formal and informal gardens, picnic shelters and playgrounds. Footpaths connect the tracts to neighborhood parks and to shopping along the village edges.

Inside the tracts, almost every Westpark association lists a pool and spa, and many add tennis courts, playgrounds, picnic and barbecue areas. A few tracts have their own clubhouse.

What buyers and sellers overlook in Westpark

The tract decides the high school. Two Westpark homes a few streets apart can be assigned to different high schools. If that matters to you, check the address in the Irvine school lookup before you fall in love with a floor plan.

Never price a condo off a house, or one tract off another. The gap between Westpark condos and houses is about $130 a square foot, and the gap between the cheapest and dearest tracts is more than $350.

Moving up inside Westpark lowers your HOA. Going from a typical condo to a typical house cuts combined dues by about $334 a month. The move-up guide works through the full cost.

Fall is slow, spring is fast. Homes that closed in the first quarter of 2025 and of 2026 sold in a median 11 to 12 days. Homes that closed from October to December 2025 took 36 days, and from July to September 2026, 40.

What one Westpark seller said

"I read her great reviews and expected a lot from her but was blown away by her attention to detail. … We are not experienced in the processes involved in selling property and really needed someone to hold our hand and guide us through. We couldn't be more happy with the process and the outcome."
