Irvine Spectrum
Short answer: Irvine Spectrum is mainly a business district and the home of Irvine Spectrum Center, and most of the housing around it is rental apartments. The homes you can buy are concentrated in Los Olivos, at Irvine Center Drive and Bake Parkway: Barcelona, a gated community of detached homes built from 2018 to 2022, and Andalucia, a smaller gated community of detached homes built in 2026. Listings there report Alderwood Elementary, Rancho San Joaquin Middle and University High, and most homes carry a Mello-Roos special tax.

Where the Irvine Spectrum homes are
Irvine Spectrum sits in southeastern Irvine where the I-5 and I-405 meet, with the 133 toll road close by. Most of it is offices, research and tech campuses, hotels and Irvine Spectrum Center, the outdoor shopping and dining center known for its Ferris wheel.
The residential part is Los Olivos, an Irvine Company planning area south of the I-405 along Irvine Center Drive. Los Olivos is mostly large apartment communities. The for-sale homes sit in two gated neighborhoods near Irvine Center Drive and Bake Parkway, in ZIP code 92618.
Homes: Barcelona and Andalucia
Barcelona is the larger of the two. Its homes were built from 2018 to 2022, and almost all of them are detached two-story homes with no shared walls, mostly three and four bedrooms and roughly 1,850 to 2,800 square feet. Many are legally condominiums even though each home stands on its own, so check what you own and what the association maintains before you buy.
Andalucia is the newest. It is a gated community of 82 detached two-story homes by California Pacific Homes, built in 2026. The listings describe all-electric homes with solar included, and a private community pool, spa and tot lot.
If you are looking at a new home in Andalucia, bring your agent to your first visit. Many Irvine builders will not pay a buyer's agent who was not registered at that first visit. My page on buying new homes in Irvine explains why.
HOA
Both neighborhoods have their own gated community association: the Barcelona Community Association and the Andalucia HOA. Listings name a pool and spa in both, and in Barcelona also barbecue and picnic areas, a playground and a dog park. Dues differ between the two and change over time, so ask for the current dues, the budget and the reserve study for the specific home, and ask whether any special assessment is pending. My guide to HOA assessments versus special assessments in Irvine explains the difference.
Mello-Roos in Irvine Spectrum
Most Barcelona and Andalucia homes carry a Mello-Roos special tax, also called a Community Facilities District or CFD tax, on the property tax bill. It is separate from the HOA and paid with your property taxes. The amount and the year it ends vary by home, so check the current tax bill and the preliminary title report for the specific property. The City of Irvine explains how these districts work.
Schools
Irvine Spectrum homes are in the Irvine Unified School District. Nearly every Barcelona and Andalucia listing that names schools reports Alderwood Elementary, Rancho San Joaquin Middle and University High. None of the three is inside Los Olivos, so plan on a drive. Assignments can change as the district grows, so confirm the specific address with IUSD or with my Irvine school lookup.
Parks, shopping and getting around
Los Olivos Community Park, at 101 Alfonso, is the neighborhood park. The City of Irvine lists 12.5 acres with lighted baseball and soccer fields, a lighted basketball court, four tennis courts, a music-themed playground and a community center. It opened in 2019.
For groceries, Los Olivos Marketplace on Irvine Center Drive is anchored by Whole Foods. Irvine Spectrum Center adds department stores, restaurants and a large movie theater. The Irvine train station, with Metrolink and Amtrak service, is a short drive away.
Does living near the Spectrum help home values?
Being close to the Spectrum is a real reason buyers look here, but I would not pay for the mall. Shops and restaurants come and go. What lasts is the short commute: the Spectrum is one of the largest office areas in Orange County, and that is why many buyers want to live nearby.
Proximity also is not the only thing in the price. Barcelona and Andalucia homes are newer, detached and gated, and most carry Mello-Roos, so compare total monthly cost, not just location, when you weigh them against nearby villages. For a condo, the health of the association matters as much as the address: read the budget, the reserve study and the minutes before you write an offer.
What Irvine Spectrum buyers often overlook
- The MLS area is wider than the neighborhood. A search for the "Irvine Spectrum" MLS area also returns homes that are really in other villages, such as Great Park or Portola Springs. Check the actual address and community name.
- Detached does not always mean you own the lot. Many homes here are condominiums on paper. Read the CC&Rs to see who maintains the yard, the roof and the walls.
- Mello-Roos and HOA dues together. Add both to the mortgage before you compare a home here with one in an older village.
- Schools are a drive away. Time the school run at the hour you would make it.
For current prices, see my Irvine housing market data page, which I update every month. Irvine Spectrum has few resales, so it appears in the village table only in months with enough sales to report.
