Heading into Mother’s Day weekend, Woodbridge’s spring market is showing real depth this week. Five sales closed in Woodbridge over the past seven days, two of them above the original list price, while only a single fresh listing came on the market. That combination of steady absorption and thin new supply is shaping the conversation for both buyers and sellers heading into mid-May.

- 36 Sunfish closed at $875,000 which is $226,000 above its $649,000 ridiculously low original list price, a clear competitive-bidding signal in the sub-$900K condo tier.
- 6 Whitecloud, the only detached single-family home to close this week, sold at $1,750,000, also above its $1,688,888 list price.
- Only one new listing came on the market in the past seven days, and that is 52 Greenbough at $899,000 … keeping fresh inventory tight.
- 18 Bayfield went pending in just 8 days at $1,680,000. I listed this one in the South Lake Villas neighborhood.

What stands out is the split in performance by tier. Entry- and mid-level condos under $1M are clearing quickly and, in several cases, going above ask. Higher-priced detached and waterfront homes are commanding solid pricing but typically need more time on market. The median active days on market is 35.5, but the average climbs to 54 because of a handful of longer-running listings in the upper price ranges.
Spotlight: Seasons and the Springview Model
I previewed 49 Winterhaven this week in the Seasons neighborhood of Woodbridge, Irvine, and it reminded me why this neighborhood, (266 homes in total), continues to attract strong buyer interest.
Seasons is one of Woodbridge’s most charming communities, known for its white picket fences, mature trees, and a thoughtful mix of attached and detached homes. Most are attached homes but are only connected at the garage, meaning there are no shared interior living walls. And they’re attached to just one other home. Buyers often love that feature because it gives the homes a more private feel than many attached properties.
Every home in Seasons has a direct-access two-car garage, and the neighborhood has always appealed to buyers looking for a lower-density, more traditional neighborhood feel within Irvine.
The Largest Model in Seasons: The Springview, (plan D)
The largest floor plan in Seasons is the Springview model, a two-story home with approximately 1,471 square feet, 3 bedrooms, and 2.5 bathrooms.
Inventory for this model is limited, and as an Irvine Realtor who specializes in Woodbridge, I keep a close eye on these homes because pricing can vary significantly based on location, condition, upgrades, driveway configuration, privacy, and whether the property is attached or detached.
The Highest Sale Ever Recorded in Seasons
The highest sale ever recorded in Seasons was 1 Robinsong, which closed at $1,380,000 in July 2024.

Another D-Springview sale I represented was 22 Amberleaf, which sold for $1,273,000 in October 2024.
Both homes benefited from detailed preparation, strategic pricing, professional photography, strong online exposure, social media marketing, 3d tours, video marketing, email campaigns, and targeted outreach to buyers actively searching for Irvine and Woodbridge homes.
In neighborhoods like Seasons, presentation and pricing strategy can make a substantial difference in the final sale price.

I previewed the home personally this week.
49 Winterhaven is the largest model, (D-Springview), a two-story floor plan with approximately 1,471 square feet, 3 bedrooms, and 2.5 bathrooms.
The home has some really attractive features that buyers will likely appreciate. One standout feature is the unusually long driveway, which is not common in the Seasons neighborhood. The backyard is also a very nice size for this tract.
The location has both positives and negatives. The property borders Springbrook Park, which gives it a more open feel and added greenery nearby. However, some buyers may also notice noise from park activity. The home additionally backs toward Jeffrey Road, so there is some traffic noise.
Inside, the home feels quite dated overall. The kitchen and bathrooms appear largely original or heavily dated, and buyers will likely factor future updating costs into their pricing decisions.
That said, the D-Springview model remains one of the most desirable floor plans in Seasons because of its size, layout, two-story design, and three bedrooms.
One thing I continue to see in today’s Irvine real estate market is that buyers are still willing to pay strong prices for desirable floor plans and locations, but they are much more selective about condition, upgrades, and overall value than they were during the peak frenzy years.
That is part of what makes 49 Winterhaven interesting to watch. It provides a very current look at how today’s buyers are evaluating a larger Seasons floor plan with both strong location features and some functional drawbacks.
My Take on the Seasons Market
The recent sales tell an important story.
The top Springview sales have reached into the mid-$1.3 million range, including the record-setting 1 Robinsong sale at $1,380,000. Detached Springview homes, including 20 Amberleaf and 44 Amberleaf, are especially rare and can command strong buyer attention because fully detached homes in Seasons are limited.
At the same time, buyers in today’s Irvine real estate market are more analytical. Condition, location within the tract, privacy, noise factors, upgrades, lot feel, and presentation all matter.
That is why I watch homes like 49 Winterhaven closely. It gives sellers and buyers a very current snapshot of how the market is responding to one of the larger floor plans in Seasons.
What This Means for Buyers
- Entry-level Woodbridge condos under $900,000 are still drawing competitive offers. Be ready to lead with your strongest terms when something fresh hits.
- Detached single-family inventory remains tight: only 8 of the 30 active listings are SFR/D. Well-priced detached homes don’t sit long.
- Longer-DOM listings (60+ days), particularly in the upper condo and townhouse tiers, may have more room to negotiate price or terms.
- All Woodbridge homes are part of the Woodbridge Village Association (WVA), the community HOA. Budget for HOA dues as part of your monthly payment.
What This Means for Sellers
- Pricing accurately is doing the heavy lifting right now. Two of this week’s five closes finished above original list, while one that lingered 163 days closed $83,000 under original list, the spread tells the story.
- With only one new listing in the past week, well-prepared launches face less direct competition and tend to capture buyer attention quickly.
- The 35.5-day median days on market for actives suggests the market still rewards a sharp, well-staged debut. Homes that come out polished and priced to the comps, or a bit below, tend to be in escrow within the first month.
Bottom Line
Woodbridge is in a healthy mid-spring rhythm. Five closed sales in seven days confirm real demand, limited new inventory keeps pricing disciplined, and a steady pipeline of pending and Active Under Contract listings sets up the next two weeks of activity. Mother’s Day weekend tends to slow open-house traffic slightly, but the underlying numbers remain solid going into mid-May.
